Project 1

Vision & Location

Payahuunadü
Bishop, California

A pioneering mixed-use retail, cafe, hotel, and indoor/ outdoor event space development, intentionally weaving the old and new, with an emphasis on sustainable, healthy, and local. The property will provide unique inspirational experiences and a central gathering place for locals and tourists alike.

We’re located in the commercial and cultural heart of the Eastern Sierra. Our undesignated historic building is 7,000 square feet and a centerpiece of the Main Street (downtown) shopping district along Highway 395. Acquired in 2021, our plans are nearly construction ready.

Event Space & Boutique Guest Rooms

Event Space

A meeting place of community and commerce, with an indoor/outdoor rental space for conferences, events, educational and cultural engagement, co-working, and resource sharing.

Creative, culinary, agricultural, and environmental education programs will offer an opportunity for social entrepreneurship, with renters employing a give-back business model that supports the local community while increasing market engagement.

Bishop currently has no conference center or central gathering place.

Guest Rooms

Beautiful, uniquely local, high-tech low-touch rentals in the heart of downtown, with stunning views of the Bishop skyline and surrounding mountains.

Avg short term rental occupancy rate for 2021= 88% (up 2% since 2019)

73% of modern travelers want to use their mobile devices to manage their accommodations

Weaving Rich History & Green Innovation

We’re building a best in class mixed-use space designed as a hub of the community and a timeless roadside stopover in the heart of the Eastern Sierra.

The undesignated building, originally built pre 1911 (during the building of the LA Aqueduct) to house the Arcularius City Market with an upstairs boarding house, has been a centerpiece of the Main St. shopping district throughout Bishop’s history.

The building housed the well loved Ben Franklin variety and craft store from 1962 to 2021 when we acquired it. The property is currently two stories and 7,000 square feet. Post construction it will be 14,000 ft2 business ready.

River Queen Provisions

Retail & Grocery

“Where necessity meets artistry.”

Provide the people of Bishop and the greater Eastern Sierra region with a place to purchase quality general merchandise, specialty groceries, home goods, clothing, personal care products, and gifts → all sourced regionally and sustainably to reduce waste and carbon footprint.

Cafe

Comfort food with an emphasis on clean ingredients, crafted by in-house chef and sourced from local growers, ranchers, and producers. This will include counter service and grab and go for outdoor adventures and local convenience.

A higher price point will reflect superior quality and nutrition, unique curation, and the elevated environment. The goal is to be the best in Bishop in offerings, customer service, and delivery.
